Now I look at the place and beat myself up for having so much money sunk into it and a long-term tenant I should probably get rid of but who I'm sure can't find another affordable place to live in within the area and keep sending her children to the same high school in the district.

When I went to take my test at the government building in the Financial District I was solicited with business cards and flyers by a couple of professionals representing firms, but I am wary of pursuing cold promoters in this fashion.I was curious, other than googling reviews, is there a smart way to vet which organization I may want to "park" my license at?

at least as it relates to distribution centers we see no effect maybe the landlords do for sure.. but us new homebuilders I have not sold one home to a Amazonian.. and we are 2 miles from the facility in the best school district and have the least expensive new construction at 430k per house. for 2200 sq ft on 5k sq ft lot.

They either want it or they don't.The 50 or so units that I own that are closest to the stadium and Five Points (bar district) are much easier to rent than better, nicer houses that are even just a 5-10 blocks away.
