@J Scott, to me value add means if you go into a project for say $80k which might be close to current market value and spend another creative $50k in rehab and end up with a property with an ARV of $190k giving you a projected $60k margin on a product that you bought on the basis of seeing an opportunity in the rehab process rather than buying at a discount which usually means you bought it in distressed condition.This way of making deals demands not just creativity, but also experience and a good eye.

It's now somewhat more diversified with the largest medical center in the country, several universities, a huge variety of retail outlets and restaurants, the dwindling space center, tons of construction, etc.Still, folks are getting nervous as oil prices plummet and companies begin the inevitable rounds of layoffs (yes, it's already happening).

Yes , I would agree that it signifies folks who can not save for a home down payment, making renters, but on the other hand- transmission goes on vehicle, medical bill and untold other daily happenings makes for late or no rent. yes/no.
