Its not 30 days from the notice date but rather 30 days from when their current tenancy period ends.In a human way, just approach the tenants with your notice in your back pocket and explain that you purchased the property with the intent to rehab it, and need the property vacant to do so as the work being performed will be intense and intrusive.

Wait it out and when the listing expires you have a potentially motivated homeowner.

(again this is based on my prior experience in helping another owner it may differ somewhat)-i would assume it would be prorated for you based on the close date. 

You can show it to people and say "Available on X date"

We're shooting for a March 1st move-in date for tenants. 

I see too many new constructions around GTA, and I was wondering if a good idea to invest in a house that the closing date will be in 2022 or 23, so downpayment can be paid gradually, also inflation rate will do its magic to reduce its price value compared to the market at that time. any comment?
