Personally, I don't like anything that pay money that is no connected to an agent doing deals but I can see the appeal.

the INTEREST the company will pay you on the funds they hold.   

Otherwise, it would be best to maximize your skills and lock down the highest paying job you can. 

Those two factors alone will pay off down the road.

As most investors know, you will be giving up appreciation, debt pay down, and tax benefits by paying all cash.

You would probably have to bring money to the table to get the balance down.If your going to do that you should consider paying the loan down now and asking your lender to recast or reamortize your loan Don’t forget about the tax benefits.

I am just someone who would be willing to pay an extra $100 a year to not worry about a specific issue if offered.I will work to find out more. 

I pay water on a few of my properties and you can charge some of it back, but I would assume that this is something that you will not be able to recover in your underwriting.
