This can be done under one deed of trust.An institution might make a "technically" second mortgage so that a lower loan amount can be made and offer a subordination of the first to make them smile, or a private lender should jump on that.See your account administrator before using funds from a qualified plan to ensure the terms don't taint the account.

I mean I want to offer no money down, (and no cash), but then switching to offering 5% down to alleviate their worryAnother way of doing this I thought is that I could offer a handsome interest rate, like 8%, but in return I want only 5% down (and then for my own sale I could ensure there's no prepayment penalty just in case I want to pay it off/sell it in the future)

You need a Hold Harmless and Indemnification Agreement covering such issues, but you also need to ensure that the seller has amounts at risk, ability to pay and perform under such an agreement.

So, it makes sense for the seller to consider seller financing.Keep in mind, if it's hard to finance today, it will be hard to finance later on as well, so you need a fully amortized arrangement or a far off balloon to ensure a low LTV for any bank portfolio loan.I'd not waste my time with a lease option as in order to take the option you'll need financing, just mentioned that issue.
