I am a newby and am looking to purchase a vacation rental property around Blue Ridge, GA.

OBX doesn't get as much vacation traffic and lacks many of the attractions you'll find here in Myrtle, not to mention our award-winning airport. 

So, I just purchased a lake house as a vacation home.

I would first draft up a very professional letter introducing yourself and instructing the tenants of a 30 day notice that a lease would need to be signed or they would have to vacate.

I have enjoyed the cash flow/appreciation spectrum that has been discussed on the podcast the past few months. 

Through market cycles, investors can enjoy stable income streams, for years to come, vs being exposed to a rehabber trying to flip a property, and getting caught in a downturn.

You can either buy it at appraised value or you need to vacate before 1/1 so we can put it on the market.

@Peter Amendola - Hey man your best bet is to either plan on working remotely for a week or two up there after you close, or take some vacation and go up there and get it set up the way you want.

Not many people get excited about selling houses to vacation rental operators and developers. 

If you do it this way you will still have a friend at the end of the day and enjoy the fun of investing in RE.
