One other thing: if there is any weakness in your personal relationship (marriage, union, live-in, whatever), this endeavor will expose it big-time.

I also hope anyone reading this might find inspiration in my story to work toward their REI endeavors whether it be through investing, selling, strategizing or networking!

I would also look into creating an llc for this endeavor.  

This guy does commercial short sales on occasion and is really good at it, but I ask because I'm considering channeling his efforts toward more lucrative endeavors while I market for leads.

Often, the better answer is a different plan format that entirely suits their needs for diversification of their tax-sheltered retirement savings.If someone for their own legitimate reasons has qualifying self-employment, great.When folks start talking about creating self-employment just so they can have a Solo 401(k), I would say 85% or more are creating more work than the corresponding benefit they may receive from a Solo 401(k) as compared to say a Checkbook IRA.Being self-employed requires time away from other endeavors and family.
