Then if you are buying a property that you intend to increase it's value and do upgrades like painting and renovating units as they become vacant then need to line up trades and make decisions on what needs doing as well as carefully watching over the trades.

So if 20,000 was repairs needed today and 70,000 was upgrades you wanted to do later then the price would be reduced 20,000 to 150,000 offer price.

The only time we may waive the first part of the repair is if the repair constitutes a upgrade to a system, such as a new boiler, water heater, etc.The other way to keep the costs down are to learn to do them yourself.

First all newer homes should have breakers not fuses, older homes should be upgraded to breakers if they are not already.

I think the upgrades are worth it based on my experience, because I should be able to bump the rent to $1,250 and have less vacancy as the nice properties in this neighborhood rent quickly.

., as I assume it would be a much larger house.What might it look like if you spent that money you are able to borrow on REI investments... assuming you make the right choices in properties.Be conservative with both sides.It may help her to see what you see as a future with investments/equity/cash flow vs. upgrading your lifestyle now.
