I have a lot of family members who work in the construction field from Tile ( a lot of those ) , framing , foundation , roofing ,painting, and dry walls.

We are in talks to take on a 25% partner for a decent sum that would handle most of our bridge needs but it's only early stages and these things dry up and go away often, so I need to keep pushing on all fronts. 

Amazon, can't deliver a hair cut, manicure, tire change, root canal, foot massage, six pack of beer(actually they can, just not as conveniently as the old corner store), Big Gulp, pizza, etc, etc, etc....YET!

I'll notice weeds and dry spots and address them.   

Rainfall is minimal, averaging less than a third of an inch, making it a relatively dry month.

They had our PM as the owner instead of us, etc...took about 6 months to resolve the above - was kind of hair pulling crazy.The tenant is ok, but she can no longer her portion of the rent, so she has decided to leave for somewhere else.Yep - long distance deal.

But I'm throwing them out there to demonstrate the reasons why its not as cut and dried as some people think.They may assume that a house that is negative cash flow has to be sold no matter what even if you have to come out of pocket 20k or 30k to do it. 

Real Estate Express for the courses, prep agent for the exam.Granted I've been around this a long time before even thinking about getting licensed, but I had a opening come up last second for the exam and did a cram with prep agent podcasts and was able to pass the exam following day.Prep agent makes dry material at least engaging....and easy to digest in chunks 

I did the online course (real estate U) because I have a young kid but it was super dry and boring, though it got the job done quickly and cheaply.  

This is the time to have dry powder anyway, and I see this all as the same bucket, since it's all cash and cash is fungible.
