We were given a heads up that three of the top items the appraiser will be looking for are code compliant smoke detectors, carbon monoxide detectors, and that the water heater is double braced.

Some people do double close regularly but in general you hear wholesalers close only if a) they have to since the contract is not assignable, mostly REOs and Short Sales or b) they did such a good job that the fee they will be making is especially large and they don't want any issues with the buyer or seller getting POed if they see how much money they made.If they put the contract on it because they in fact think it is a good deal that they can easily sell then putting up a deposit should not be a deal breaker for them.  

Usually you can only hold them respondsible for time it is not rented so you cant collect double rent.

Can someone direct me to a title company that will do a double closing?  

As far as ROI, I've seen several say it must be double digits.

Hello fellow wholesaler i was wondering if anyone knows any Title Company in San Diego that has no problem on doing a double closing!

For residential you should be able to get by with a double-check assembly.

I have looked up so pre-fab double garages and they are about 12000 - with the additional work, I think pushes my rehab budget too high
