I think 2 are no longer there and one was promoted to manage the finance dept. 

You've already acknowledged that you DO have % 'rules', so if you were to promote your own 70% net rent 'rule' that you can consistently get in one of your markets and can prove it, don't be surprised when @Ben Leybovich still comes down on you like a ton of bricks!...

Obviously like mentioned above , there are so many different diverse areas of Jacksonville with many price points / rents so it’s really depends on the specific sub market you are in.
