And Texas has clear cut disclosure contracts that must be followed.. 

I have not used them personally but i would have the provide you some additional documentation.Their website lacks the required disclosures that you see at the bottom of most mortgage and loan providers.No NMLS ID or anything to give you an idea of where they are legally licensed.Not saying it is bad but thats what i would look into

If a by-pass trust you are going to jump through giant hoops of disclosure that will require the trustees to show the income continues.

Make a mistake in your contract offer, use the wrong words or contingencies clauses and you will not reach your desired goals.This is why it is so important to be transparent, to make full disclosures, to be honest and fair.

Be sure to ask for her disclosure statement and also her investment guidelines, this way you can make sure she is not just putting your money in something you could have done on your own or in something just to make herself more money. 

A disclosure is that I do live in Lexington but do not own property here except for my own personal residence.

If think that would have to be in the disclosure at the time of sale and the new owner would likely sue his title company and deal with them not the seller but I could be wrong 

If you're going directly to a listing agent, just know that they are limited in what they can do to help you and the agency disclosure will most likely say that they are going to represent the seller during the transaction.With up to $500k for a down payment, you're looking at A Class multi-family in Columbus, OH and larger over 4 unit multi-family in B Class.
