Assuming a 12 month lease starts Jan 1st and ends Dec 31st, tenant terminates early and moves out as of 06/30, then the security deposit has to be accounted for and returned by 11/01 (Dec 31 minus 60 days)?

Make sure that your travel records are in good shape.You will make a major mistake if you wait until after the initial interview to learn the rules.The hours you spend as an investor reading reports and otherwise monitoring operations does not count for material participation purposes UNLESS you are directly involved in day-to-day management or operations.The IRS has learned that taxpayers seldom study the rules until after the initial interview, meaning that poorly informed taxpayers admit much in the first interview and then pathetically try to change their stories after they learn the rules (this is usually too little, too late).Goal here is to educate you, not overwhelm you.

We're able to compensate for that by requiring a co-signer (no double deposits allowed in NH), but the inability to validate identity on the screening platform through questions based on credit bureau records prevented him from being able to complete the eviction and criminal history screening.

:"ghettos" in Los Angeles have a lot of life long renters that are very much govt subsidized  so you are not investing with a tenant but more so with the government and managing a tenant as a way to get a premium Does the government pay the landlord directly or does the money go to the tenant who then pays the landlord.
