I know of "sellers" that spend hours waiting for "buyers" in Dunkin Donuts for prospects who don't show up on time or don'dt show up at all.

<just my opinion, you can run your business anyway you want>  I understand you have prospective tenants you want to jump to the front of the line, and its normal to feel that way, but do be careful through this process cause if anyone knew you were considering certain individuals before others, they could accuse you of discrimination.

That's been our experience of over 19 years.Screen as you would with any other prospective tenant.  

This is definitely a good idea and everytime I've had a prospective tenant come with a packet similar to what you're talking about, it gave them major bonus points on a first impression.

I'm not saying be a slum-lord,I am saying that if you concentrated on the stuff that counts you should be able to sell your prospects on the idea that of they wanted a freshly painted beautiful looking unit, it's going to cost $1200 a month!
