It seems that Andy should concentrate on properties that are not already managed by Property Management companies.

commercial grade machines are designed to withstand laundromat traffic which is several uses per day  365 days a year for years.    

My assumptions going on (with no facts to back any of them up) was that I might need to concentrate on South Phoenix or some parts of West Valley. 

I can complete the design/build of the project and possibly help with the funding/financing.

Having kids around will never be a positive...you can avoid it being a negative, but at least for me, with my kids around (3, 5 and 7) I wouldn't be able to concentrate on the deal and they would definitely be a distraction to the seller. 

. - I know you mentioned Android (I'm am Android guy too), but I really like Interior Design for iPad.It's not a high end CAD program and probably won't cut the mustard for architects, permits, etc.
