I am in the four out of four time loan right now, so far they haven't asked for much....I've been waiting for the other shoe to drop: for underwriting to come back and ask for a whole bunch of other stuff like the previous loan providers did.

The scope of the work is general rehab stuff: floors, windows, doors, light weight exterior work, paint, fixtures etc.We are not looking for bottom of the barrel cheap labor, but fair priced rental quality work.Also, we would like to purchase more properties if we can find a contractor or network of contractors we trust.

I use roofing felt, the tar paper stuff.

You are right plenty of stuff for me to take in.

@Larry Turowski I think you are right about the cheap paint-I was buying the stuff that's $10 a gallon at Lowes. oops

I still have all of his material as I truly believe this stuff works.

tour the property and get an accurate repair estimate...if there isn't work needed beyond $15k of "lipstick" stuff, why is the seller looking to unload it?
