I might raise some red flags with the IRS when I take a huge distribution.

@Chris WashingtonYou've received some poignant advice from Anthony and Derek.One additional caution I'll pass along is to make certain your pockets are deep enough.  

Should something devastating happen at one property, you would hate to share assets from other properties as well (someone sues the business which has all these holdings and "deep pockets").

Some of them have an integrated laser pointer, which shows you the center of the area it is measuring, but the total area will be a circle centered on that red dot. 

From that point, i can mark up for profit margin, though for me recently, large capital expenses dug deep into the margin, thus will take a few years to recoup.  

This would be far too deep into the gray area for me personally, but I would definitely explore it with a managing broker and perhaps even a RE attorney to make sure you have your bases covered if you decide to go this route.

The increase in rent and fee is to pay for some extra deep cleaning that will be needed when they move out.  

I have my hands deep into the development market and know the area well.

What happened, injuries or death, when the crime scene can be released back you, also offer to help in anyone you can to expedite the process; there is a lot of red tape here.
