Unfortunately the heloc app was declined due to us being 3 points over what their debt to income ratio guideline was.  

@Thomas Klein - also remember that some mortgage loan officers will promise you nearly anything during your initial application just to get you as a lead in their pipeline and then let the “bad cop” underwriters decline you later, after a hard credit hit and maybe even a $400-500 appraisal charge.

I'm an out of state landlord and have a realtor that does tasks for me on an "a la carte" basis and I use local handymen.I have not approved or declined his application yet...  

I wonder if access to debt for college won't be MUCH harder in a few decades than it is today, and as a result, tuition prices and the attendance rate declines.

Does anyone know if there's a way to refuse/decline payment from an electronic source?

It seems they're declining charges because they want to keep profit levels high.

At this time if the year, an applicant ready to move in less than 2 weeks would get my spidey senses tingling - I would EXPECT to find some issue that would make them undesirable and get declined.

Additionally, the tenant never provided a moratorium notice to the landlord which was a requirement to exempt from eviction. the Tenant was also deemed ineligible for rental payment assistance by the state gov because it was clear they "simply didn't feel like paying rent". or at least that's what the city official put verbatim in their report for declining the request.
