Another county I think is going to see the biggest growth/change is actually Pasco county - on the north border of Pinellas and Hillsborough. 

Political & Regulatory Risk You are in Pennsylvania, which is a good middle case study here, because it borders states on either side of the spectrum. 

It's on the border of Troutman, NC (which commands better rents) but obviously it's probably still too high as others have pointed out.

Not unlimited supply;  We are bordered by an Indian Reservation to the north west, Nellis Air Force Base and Apex commercial zone to the north and north east, Red Rocks National Park on the west, Boulder City to the south east has a moratorium on new construction.  

Just stay away from the Gurus-De-Jour who tell you you can become an investor with none of your own money.

In the next couple weeks: I have planned 2 roof replacements, a cement border replacement, a privacy partition replacement, rebuild a gazebo, a fence segment replacement. 

The cul-de-sac one over from me set a new high for our development.

@Devin Monroe You have artfully put your finger on something than many investors do not want to admit to themselves: buying low value SFR's that do not appreciate, are not located in high growth areas and that come with high maintenance bills is more often than not a poor investment strategy, as cap ex or management eats up virtually all or all of the value that can de derived from ownership.   

I am not a CPA, but make sure you consult with a cross border CPA professional on the sale of your Canadian property as the IRS will be likely a factor in your US tax return.
