we have a new triplex we are getting ready to start building on a few plots on OTE / near east district on infill lots through a council variance process. first group is from New York doing it with us but it would be nice to do this with owner occupants. 

At that moment, no formal agreement had been signed, and all the necessary paperwork was set to be processed today.

I'll give you my opinion, but I don't have actual data to go by.  

While there is data to support that claim, the loss in value in property during recessions was not too harsh - except for 2008.

First one is always the toughest and expect to be humbled throughout the process.

I would work with a credit repair company to speed up this process.

I am in the process of financing my second investment home. 

These large buyers/owners would discover that no matter how much they controlled their processes, it was extremely common to have multiple houses in the same neighborhood (or even on the same street) with dramatically different floor plans, mechanicals, and finishes.

I always tell them that I am required to follow a process which includes an application, credit and background check.

I started in 2016 in Jacksonville and am in the process of expanding to Brevard county.
