The house needed some work but nothing too crazy, and we also did some upgrades to make it more desirable to a potential tenant/buyer down the road including adding central air and converting the half bath to a full bath with a nice tiled stand-up shower to make a full master suite and a 3 bed 2 bath home.

Just don't expect it to perform as well as your calculator says.One more piece of advice...if you are investing in C- / D areas and you install air conditioning, make sure you chain the condenser down.

Oh, and I needed to bring a couple air filters because the townhome has 2 HVAC units for upstairs and downstairs and the upstairs one in the ceiling looked like it hadn't been changed in years.

Charge a 350.00 deposit for animals and make them sign an agreement that if the presence of the animal on the lease destroys the house that they agree to pay for all damages urine, feces, structure damage just what ever you wanna put in there, also give your self the right to immediately evict if they miss rent, drink and use drugs , are destructive etc.

He’s a little hot tempered so If he’s low on money I’m not going to charge him but want him to stop bringing dog over AND florida law says you have to send a certified letter outlining whatever you are going to keep for damages.
