Hey I am looking to purchase a SFH but the ac unit and hvac are from 2004, the home also needs a proper roof due to moisture issues or maybe just a coating on the roof a  and wanted to know if its worth to pursue this deal?

If you're not interested in a lot of work while facing daily problems you've never dealt with, I'd advise against it.

I find it also very interesting the daily volume of posts on BP in various form asking/projecting some collapse, yet in this data-rich post not a single solitary post promoting collapse theory, refuting this data or explaining how this data is incorrect/ inaccurate/ not representative and there collapse theory is correct via the data of ______. 

I would:STEP 1: See what my average daily rate would be as a short term rental buy going to airdna.co and checking your zip codes, top properties, similar properties go to the rates tab to see your average daily rate and multiply it by 30 and or go to the revenue tab and be sure to adjust your amount of rooms and how many you can accomodate.
