If the banks did make a loan to an LLC and then had to foreclose the only way they could recoup that money is by taking the house back which a lot of the times won't cover their costs for the loan.

I would leverage your cash as much as possible while making sure you have reserves to satisfy lenders and cover any maintenance/cap-x expenses or vacancy you may experience in the first year while you figure everything out.Orlando doesn't have a lot of good multi-family but the growth here is great and landlord friendly.

Hey @Benjamin Foullon - you CAN get a DSCR at that price point, but there are fees that are fixed (so they are the same whether it's a $75k loan or a $750k loan) and they can seem high relative to the low loan amount.

I work as a contractor and this happens so much that I have considered charging a fee for quotes (Just to cover over-head $20-$40) but I only know what I know and plumbing is not my speciality lol

Our lease mandates tenant insurance and clearly states it is the tenant’s responsibility to maintain their tenant insurance and that we are not responsible for external housing expenses.Virtually none of the LL have insurance to cover these repairs (only one of my units has insurance that would cover this type of flooding and this insurance is not cheap).
