My strategy is to buy and hold SFHs in C+ class areas.

Most of our leases end in the summer since we rent in a college town, and folks want to be in before fall classes start. 

It also is testing the idea of chasing cashflow with C and D class properties/neighborhoods. 

Thats for Class A properties in high population metros...

Pick a solid B-Class suburban area.

You can reject an applicant for any reason you want so long said reason isn't because they are part of a protected class as identified by Fair Housing policies.

one of my bizz partners I was talking to yesterday ( doing a lot of that lately) has 150 unit building B class Pac Nor west .. his PM called and said to expect 40% non pay for April.. as long as this is confined to 1 to 2 months most every landlord should be able to pull through this.

I am writing this to say that I am taking my SRS(Seller Representative Specialist) Designation Class today with the NAR(National Association of Realtors).

I found The Cooke School by doing a Google search; they have solid reviews and offer the 60 hours of course work required to sit for the licensing exam entirely online for $259.  

Each investor is going to have to think about their own financial situation, the location, asset class, type of asset, specific tenant, and their own best estimations of the duration of the pandemic to arrive at their own policy for how to handle l late or missed payment.
