But to still just gloss over liability concerns that alone is why you'll never "understand" it.  

It would give you an opportunity to get real estate exposure anywhere in the country, but avoid the issues you are concerned about. 

For us, the glorified cash on cash return flippers claim to make on a deal without sharing details of the actual costs. 

Maybe it's time to have a serious chat with your PM about your concerns and see if there's a way to address this situation before it gets any worse.
