If you just have lots of roots that are the problem, you may just have to have it cleaned out once a year - much cheaper than digging up the whole sewer.I’d invest a few hundred bucks first to find out what you really need.

There is a decent amount of blue-collar manufacturing jobs in this town, so the assumption is that is the type of tenant I would be renting to...probably a single person who works a lot and just want a cheap/clean place to live.

Might not be as much spread in these as you would think.The strategy I see on these is buy the HOA lien....then clean it up enough to get it rented, and then rent on month to month at discounted rate until #1 forecloses and evicts the tenant.
