The interior of one of the units was completely covered in black soot. 

Sure the Realtor may be a liaison between the two parties and they may interact but in no way shape or form do the two work for one another....Appraisers in this environment seem to error on the side of caution based on what happened in the past it seems...As a result unique properties end up suffering because the value isn't in black and white and the appraisers aren't as creative/adventurous as they once were in a different era..Good luck but I agree with the majority, if you still have a healthy profit go for it as if you roll the dice the appraisal may even come in lower next time..best,Chris

Ahsley, the single families are cashflowing a couple hundred in the black each month and it's been a while since I'd refinanced so I agree that a HELOC or refi/cash out would be the way to go.

I have friends in Vancouver and a couple of them live in White Rock (or Black Rock...I mix them up) so Bellingham was just as close.Power to quitting day jobs!

I was in a property today and starting to add up kitchen gut of the project and my realtor pointed out the flooring was actually in decent shape it just needed a bit of work to tighten up, the cabinets would probably look pretty cool painted black, *maybe* a new piece of formica for the countertop and done.  

In the podcast they were talking about Black Swans and some other interesting topics so it may be worth looking into!
