Any potential cause of action (incident that can result in legal action) would happen at the property (which is in GA) and will go before the COurts of GA, therefore, you want to have that shielded, and contained, liability within the entity that is also located in GA. 

If, however it truly gets out of hand to a point of creating a fire hazard or impeding the ability to make a reasonably hasty exit; or if they are completely blocking an exit or an electrical panel; or excessively stockpiling recyclables or flammable material; if food has been clearly left out for extended periods, with roaches crawling all over it or worse, and household rubbish is not being reasonably contained, I will give them ONE 30 day period to make dramatic improvement, a second violation would result in non-renewal or termination for cause.

I am thinking of purchasing a deal there containing a large portfolio but wanted to discuss with someone about the area before I do.

For example, one of many trades that closed on the final days of 22Q1 is GI Partners' acquisition of DirectTV's two-property, 210,000-SF facility in Los Angeles for $210 million ($1,000/SF), which contained data center facilities.

They saying it would not contain or protect there 3k dog even though there are options that I pointed out to fill the spaces thus containing there dog.
