There are quite a few things that I would make a Tenant responsibility, or give them the option to hire your handyman while he's conducting all these other checks.

I just helped this flipper buy a property, and for reasons unknown to me, they hired someone else with way less experience to sell it on the back end.

Location, being very special like a castle or some fabulous 30 car garage is what you need. 

Once you finally get to court, you tenant will hire an attorney too and counter sue you.

You are correct that trust is earned but if you hire someone to do a job, let them do it.
