@Jon Khalil I've seen homes in Inglewood, Torrance, and Hawthorne in the $450k - $600k mark before but it's still slightly outside your price range.

@Mark Kurian, I would hold the property. start by updating what you can, make it presentable so you can raise the rents.

If I substitute what I am spending on rent and add that with the expected rental income, I would hit that $1500 mark that would cash flow ~$50 a month until I am able to get rid of the PMI.Obviously this isn't a great deal, but ~$50 x 12 month = $600. $600 divided by the $10K investment (down payment + closing costs) still nets me a 6% return.

It would be great to have a "top" as in top of page button so that you could click it and go straight to the top of that page (where the first post is) without having to scroll up.It would be great to have such an option on all pages, but the forum threads especially.
