Explain to your contractor that you need a reduced price and if he/she will accommodate you will always bring your business their way and you will refer everyone you know to them.  

Should be good until STR'S take business away from their hotel and they lobby to ban STR'S. 

A down payment will be required on your potential real estate investment.

Also, everyone is anticipating much lower rates over the next 12-18months, so if you purchase today you will most likely refinance to a lower rate in the coming few years.With Real Estate it's important to remember not only that it is a long term investment, but that there are many ways to make money on the asset. 

What you are doing now is changing the nature of your business model and that costs money.
