On the other hand, if everybody and their brother is jumping into a specific space, there's probably a low barrier-to-entry and too much competition.Long story short, for those who want to be successful in business, here are my two recommendations:1. 

The second part of my question pertains to my brother who does not have liquid assets but is able to invest sweat equity.

So while there's no Due on Sale jail or police......it appears there is a Due on Sale Big Brother.  

@Drew Wiard My brother, Account Closed lives in Warsaw and has at least 1 other member interested.

I lived briefly in Payne-Phalen & my brother owns property there, & it seems like an "up & coming" neighborhood thats still somewhat early in this process.. there's still some problems with crime and riff- raff, etc. 

I'm originally from San Antonio, moved up here to the Boise area as a teenager, but have gone back several times (basic training and other training when I was in the Air Force, plus my mom and my brother moved back to Texas and live outside of Fort Worth) over the years.  

My brother and I have 50k equity in it.

His main objective was selling the CA property that he owned with his brother and finding a suitable replacement property for the 1031 Exchange, and avoiding a capital gains hit.
