Please share your reasoning for investing in single family homes vs apartment buildings.If you are a multi family buy and hold investor and I had a 10 unit single family performing portfolio in Cumberland County, PA what factors would spark your interest?

This property is priced based on future performance, and it currently does not meet the 1% rule.

I'm brand new to this whole REI thing with a grand total of 0 investment properties...but looking to grow!

I have 5 plus years in the digital marketing/content creation world and have worked with several brands, names, and industries, SO I'm looking forward to seeing what we can all do together!

I am brand new to real estate investing and I am hoping genuinely the BP community can help me out.

@Jason Sinclair Seems excessive but also not certain what brand the windows you are looking at, the warranty, construction, tempered / non tempered, double hung vs single hung....  

The bank (foreclosure property) accepted my bid after some negotiation in large part because of the diligence I had done to understand the work that needed to be performed on the basement.

One work around to the DTI issue is to go through commercial lending which would doesnt care about you as much as the actual performing asset.

Davenport has some great vacation rental communities, with amazing amenities for guests that perform extremely well.
