@joe t.i'm not a landlord my self. but i advise you to utilize or read the book by Dale Carnegie how to win friends and influence people to help you solve the problems, lower stress levels and/or solve the problems with the tenant.

There is the fuel source (oil/gas) which you mentioned but also the type of system (hot water baseboard, steam, forced air) all of which have their advantages/disadvantages which might influence your thinking.

Watch out when it comes to assumptions and 10 year projections.Out of state investing, when you don't really have a way to influence the area, might be best approached on a small scale.140 units way too risky for me to deal with remotely.
