I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

Good schools also make your property sticky, in that people don't want to leave if the rental gives them a chance to send their kids to school in an area where they cannot afford to buy a home.Some other things to consider - what I call "anchors."  

Also I have a home now I just built with equity and kids so that kills the house hacking idea. 

Take advantage of all of the training offered by your local MLS and local board as well...I see many trying to wing it and the clients lose.

I want to rent my current condo, and buy another with the same strategy: live for a while, and rent later on when I move to buy another property (job change, getting married, having kids).

Because CA, (redacted for triggering Californians) the Franchise Tax Board makes you pay tax on foreign income streams at your CA income tax rate and then gives you a credit if you actually had to pay another state tax on that income.

Hello,I would like to seek opinion from members on this board about my rental place that has been on the market for two months with very little to no traffic.I understand that Dec and January are slowest of all months in the NE but having unequivocally very little traffic is discouraging.
