CIR, the memorandum for Inspections of Sections 469(g) and 121, scoured the web, and have attempted to find an attorney/CPA with no luck to help me answer a slightly different question stated below:I am selling a home (currently in escrow) in the Bay Area that I have owned as my primary residence jointly with my parents since 2004 (not purchased in a like-kind 1031 exchange).

I get more than enough to add 5-7 homes per month to my inventory.I also use a service called Reach Local to do some targeted sponsored web ads so that anyone within a specific geographic area doing a google search for Property Management will see my link as a sponsored link at the top or right side of the page.

Here is how I reached this decision based on my needs:------------------------------------------------------------------------------------------------Buildium - met my requirements for: good look and feel (user interface simplicity), price ($40/mo), cloud-based, work order module, good accounting options, photo and document uploading (leases, receipts), mobile app, allows per owner or per property or per portfolio views of financials, syndication to online rental sites (Zillow, Trulia), and some type of web site automation.

However I suspect there is language in the lease somewhere else about notice of leaving or not renewing.I think it really sucks when you find stuff like that but It is a commercial lease and you should understand any lease you are signing.You best bet may be challenging the "Market Rate"Good luck - Ned
