Nothing is impossible but seems like the chances of finding a deal according to my equation is .1% or less in a B class neighborhood.I see a few C class properties that meet my equation but I do also plan on holding the property as a rental.

Otherwise you can either try to find some local wholesalers or flippers (go to any local REIA meetings or other types of Investor meet ups), try selling it outright or simply find an agent willing to list it for you.

As for the remote locations, I've considered Indiana and Michigan because I do a fair bit of traveling there for work and know that I'll be able to check in on the properties periodically and meet with my team on the ground.
