The second was a property that we bought at a discount in a cash deal - the money came from a combo of cash, and borrowing from a HELOC on our primary.For our third - which we are currently saving for, after an extremely bumpy 2011 (non RE reasons) - we will be going with conventional again.

Effectively, you have no coverage for an event where this line of credit cannot be paid off and satisfied.Sometimes an affidavit from the seller or borrower can be used to make the insurer comfortable with providing the requested title coverage.

Banks are taking their sweet times on some homes. 2-3 years of not paying is pretty average in this area...Heck sometimes they just give the house to the borrower!
