If the Buyer's agent has a signed Exclusive Buyer's Agreement, that will dictate how Buyer's agent will ultimately get paid. 

Prior to closing get an estoppel letter from the tenants outlining the lease terms, deposits, verbal agreements.

I have Estoppel Certificates for both rentals (thanks Bjorn) stating the security deposits were returned     The certificates also state that there are no other verbal/written agreements (free rent, etc) between the landlord and tenants.

That's why we require a signed lease agreement and cashiers checks within 48 hours of approval.

Also, what clauses, other than the standard ones can I add in the lease agreement to ensure the tenant does not damage the property?

Or do I just scrap this idea, and is putting them on the insurance and signing a loan agreement enough?

I assume you had not kind of partnership agreement spelling out how to divide things.
