Another downside is you loose on the advantages, of the Federal Tax Code, by not closing in the name of a LLC.

You have your large players, which can have both advantages and disadvantages.

My only regret is I didn't try and take advantage of that opportunity sooner, and now i know that my other two partners share that feeling.My advise is to be patient, work at what you are good at and build your strengths, finance may not be what you bring to the table but you have plenty to bring. 

The advantage to this is that the fan can continue to run even after the tenant is out of the shower and continue to remove moisture from the room.Anyway, that's just a few ideas.  

I just wasn't sure on what the more seasoned investors thought about where to tap into funds for the 25% down and if there were any advantages or disadvantages to one or the other. 

@Jayson BellYou can rollover funds from a former employer plan to either a self-directed IRA or Solo 401k (if you qualify) to invest those funds in real estate.There are certain advantages of setting up a Solo 401k instead of a Self-directed IRA (if you are eligible to do so).
