Should they want to sell off some in the future, they can do that, without having to sell the whole building.

When you are not in the area, don't know the market, have to rely on other people, it can open up a whole can of worms, so just be aware of that and read as much as you can on the subject here before taking the plunge.

Rehabing a fixer upper with 3 apartments in Ontario may cost 150K if you hire a contractor to do the whole work and management, including all electrical and plumbing.I can do a Rehab for around 35K if I don't need to redo all electrical and plumbing (3 brand new kitchens and baths), but I have to hire contractors by the hour, be there every day and tell them what to do and not to do.You also have to know what the tenants like or not and what they are willing to accept.Filipe

Baltimore suburbs are a whole different story and vary greatly.

Tacoma has a whole lot of different areas but in general, the Northend is nicer/more expensive and the Southend and hill top areas are cheaper/not so nice.

If the eviction falls on a rainy day the Marshall will usually reschedule the eviction.Timeline for the whole process can take 3 to 4 weeks or 3 months like if in Fulton county and they have limited Marshalls and sometimes thousands of writs to serve a month.No legal advice.
