I am sick of the corporate nonsense and endless meetings that never accomplish anything except squandering time that could be used to address the issues that drew us to the meeting in the first place......Needless to say, I'm teetering on the edge of jumping in FT.

So it just depends on your goals and what you are wanting to accomplish...but there's certainly a lot out there.

This can be accomplished by finding extremely low comps for the area and sending them with the offer. 

Tile accomplishes the same goal but the standard 12 x 12 ceramic tile is the hallmark (to me) of 80's and 90's rentals so it can look a little dated. 

I think either choice is a great plan.You seem to have a very good handle on your finances and are focused on what you want to accomplish, two keys to becoming a successful investor.
