Just get on the web and find broker packages of the kinds of properties you want to buy and start reading them and picking them apart.  

I currently work as a video editor/web/graphic designer, which I plan to continue into the future, but I'm also working nights trying to get licensed as an agent and hope to start investing as soon as I feel I have the knowledge to do so.

I have been able to capture a large number of clients by having my own web presence, many of my most profitable as well.  

I log on to the web portal and see any maintenance requests, etc. but I let the PM handle that.I hear what Dawn is saying about good deals that can be had in any market...
