This is very true with SFRs, where cash flow is amazing when nothing goes wrong, but the second there is a vacancy or anything needs replacement, it takes months to recover.

That's definitely true here.

That sounds low to me, but that's just me.Also, regarding the interest rate, it is true that it is low, but that's what many people have been saying for years, so I'm not sure how it'll go from here. 

Its been a little bit since your original post but what @Marty True says is likely correct.
