Sounds like the realator is just trying to insert themselves into the build contract so they can either get some sort of kickback and/or convince the client to award the contract to them instead.

It sounds like a refinance would be a good option for you, but I'd just make sure with our current interest rate options out there that the monthly payment on that new loan would makes sense.

It sounds like the passivity of having a new construction rental with low cap ex and hopefully not many repairs would be beneficial in your situation.I am not sure which exact community you are considering but I would definitely make sure whatever builder you are going with is high quality to avoid long term issues. 

It sounds like there's a relationship that exists outside of your interest in pursuing this real estate investment endeavor and I am concerned the desire to collaborate with all parties mentioned is taking priority over whether the foursome can collaborate to everyone's benefit.

4K sounds low for rent for that house, especially for 4 single people who may not be staying for that long.

I think that comes easy for me because it's what I do for a day job.

What it sounds like you are looking for is a 'Stabilized Bridge' which, like Erik stated, buys you the time to hopefully sell at what you are looking for but might even get you a little cash out in the meantime depending on how the financials are looking.Good luck!
