Don't waste your time setting up showings with people you know aren't qualified.

Anything more than three blocks away is useless. 1 mile away is a waste of time.

Most tennats know they can drag out a rent free situation for months otherwise.By not filing first yu are wasting valuble time in protecting your investment.Always begin th eviction before you offer a bribe otherwise they have no incentive to accept.  

I’ve found that solid agents who represent investors are hard to come by, because they are in such high demand.

You are not wasting time/gas driving back and forth to cut keys if a guest, housekeeper or maintenance misplaced it.

Also, real estate syndication's are a great way to earn solid returns while not having to actively do anything.

Those are the only two numbers I don't like, the rest looks solid.

Also, it's worth considering you are building a good credit history by paying back the loan early...like a solid line of credit.

This person is helping you buy one of your largest investments so its critical you get good solid advice and information from this person.
