I mean if you find a property that you get under contract for 100K, and you estimate Repairs at 25K, and that you can then sell it at 200K, why wouldn't the wholesaler do that all themselves?

The unpaid mortgage balances after receiving any FEMA money or insurance payouts (given they even had flood insurance which a great deal of them didn't) would mean a foreclosure or short sale process.

@Chintak D.If you still owned the LLC as a pass-thru, and were transferring the title for asset protection purposes, that might make sense.But, in this case, your transferring the title to an LLC you won't own but still carrying the mortgage. that means there's no asset behind the mortgage.

But, it sounds like it doesn't cash flow if you can't afford property mgmt on the building.Going somewhere "cheaper" doesn't mean the cash flow will be better.

Also, just because somebody had a service animal, it doesn't mean the deposit needs to be waived, it just means you cannot deny them rental if the animal is legit.
