The best deals are going to be sourced by local agents in your target areas that focus on investment properties and have the local knowledge/direct to seller connects

Concerns with parties can be mitigated with cameras, noise monitoring, not renting to locals, etc.

You can also look into CPA's who are not local to you, there are many accountants who have clients in all 50 states.

I ask because I'm looking into acquiring and launching one in Canyon Lake and haven't found local facebook groups like I have in my home area for STR hosts.

Make sure you join the local REIN - lot's of good advice/lessons to be learnt there. 

To find a mentor, you can for local Real Estate Investing Associations or meetups in your area.

I'd be hesitant to take this on given the numbers you're talking about, lack of relationships with local contractors and the extensive nature of what needs to be done and what you want to do to add value.

If you haven't tried calling your local RE brokerages and asking for some solid PM recommendations I would do that.
