The 480k was the exact same model as mine and size, the 540 was with a pool i believe...I am considering either a HELOC vs cash out refinance to fund my first rehab deal rather than offset savings.

Regarding your second point, I want to mention that the scenario is ofcourse based on a "rental-model/buy-and-hold".

I figure that would handle 25% down and any and all closing items.

I work as a CAD Draftsperson (3D modeling of our fixtures to create blueprints, programs and cut lists) as well as a Carpenter when some extra help is needed on the floor.I bought a little ranch 2BD/1BR house in Milwaukee (Bay View), Wisconsin six years ago and have done a lot of work to it over the years - new custom kitchen, appliances, refinishing of original oak flooring, A/C, bathroom and 6' fenced in yard.

I'm a local Broker and Investor and the house hacking model certainly changed my life.

So that may force me to adapt my model. 

@Ivan Alvarado Check if the PM has multiple cleaning crews, takes care of laundry/linens, restocking bathroom items, property maintenance, etc.I'd recommend you ask them open ended questions and pay close attention to their responses.
