I'd suggest too that you not try to employ 1031 transactions, since you're flipping and there is additional costs involved, it just wouldn't pay.

The 5-year driving experience rule you wrote about likely is OK because it may be an insurance requirement or insurance costs would be substantially higher for those with less than that experience, and that's how employers can get around it.But I'm not a lawyer, nor did I stay in a holiday inn express last night.

We have met the tenant and confirmed employment.   

There have been recent threads suggesting surprise visits to the applicants current home, and in-person visits to their listed place of employment.  

Do all your research so you know median home prices, unemployment, major employers and so on.

I call to verify employment and talk to previous landlords myself.
